First off, Monique mentioning her ass has totally thrown off my concentration....

Second, I agree with you, DDD, but they really ought to have taken all the photos/done all the paperwork before they moved in.

When I used to rent during my university years, I always did an incredibly (insanely?) thorough walk through with the landlord making sure everything was documented and then signed.

In my experience, landlords will do their best to get every last nickel from you when you eventually move and all that will protect you is whatever evidence you've collected during your residency.

ya forny, i was thinkin' that when i read this earlier. if it isn't on paper, it doesn't matter whether the landlord ackniowledged the stuff that needs fixing or not.
why the hell didn't the landlord at least fix the drains/plumbing first before a new tentant arrived if they are honest???

I hope everything works out well for her but when you move into a place and things are already run down it makes you wonder what sort of landlord you're dealing with.

I remember when my grandmother moved out of her home many years ago because it was too big for her and she decided to rent it out until she could sell off all the land to be subdivided. She had the place spotless, installed all sorts of new appliances and the like and I remember asking her why when it was just going to be rented and she said "Because whether they are renters or not they deserve a nice place to live and because it reflects on me".

I thought that was rather good and as I got older I realised how true it is.

Grandview Park and Britannia Community Centre? It's been a while....

I used to live right near there during my wild university years....

That was a good neighbourhood to spend a good chunk of your 20s in.

What do you need to know?   My husband owns both building codes BC & Federal.

I need to know what degree a driveway should be. When I go into my garage the middle of my car scrapes on the part where the drive way (strata area) meets the garage floor (landlort area) I want to know if strata will be responsible to fix it or if I'll have to live with it and park my car up the street.

We went through it all and found what we thought were the problems. Who checks to see if the dishwasher is actually running or not? I'm pretty sure she didn't try taking a bath there so she wouldn't have known about the bathtub. Pretty sure she wasn't taking her dishes there to use the dishwasher so  how would she know that? And the skin drans real slow and you wouldn't notice that if you just ran the water quick to see if it was working. I also didn't really think I had to make sure my car gets into the driveway at the bottom of my car because people worry about if theh car will fit in not get it. And it was rented out through a property management company before us. That's why she's doing it herself this time.

If its common area STRATA has nothing to do with codes now as it is now a strata issue

I agree you wouldn't have known the dishwasher was not working but I'll bet the landlord did and also knew about the other problems. They typically clean the place after the other tenants move out (unless the place was left spotless) and would have caught these things and, you'd think, they'd have checked it all to make sure the previous tenants hadn't damaged anything.

And a good number of lightbulbs not working?

Everything is probably fine but these are the signs of a landlord who isn't going to be there if/when things go wrong.

what a drag--get it Smiley

you could raise the car like they used to do in the fifties and sixties--only not so much--or get high sidewall tires. anyway, if it is just a gentle scrape, do it a couple of times and go let a mechanic jack it up and see if the car can take it without harm. it could just be slightly touching the frame.

Can't find anything in the code book about max. slope of driveways.  They cover min cross slope for draining, width, depth, materials........but no max. slope.

is there lots of scrape marks from other cars at that area where you scrape.
also, are you saying the car body is scraping or something metal under the car?

I don't think the landlord knew any of it. She has no problem paying for the repairs and the problem last time was using a property management company to deal with renting her place out. Now it's trashed and all she knew was the walls. Jon's fixed a lot of the little things already and my only real concern is the driveway. It's major under the car nothing on the body. There aren't any marks from the previous tenants because they had a Rav4 and a Jeep or something. Jon's truck doesn't scrape just my car. There's another spot in the complex that has a little ramp drilled into the cement. We might just do that and have the landlord pay for it. I haven't talked to her yet though I've been a little busy.
